Q: How fast can I get a quote, and how soon can you survey?

Once you approve the proposal, we schedule the fieldwork and keep you updated on timing. The schedule can vary depending on workload, weather, property access, research complexity, and the type of survey requested.

Q: What do I actually receive from a residential survey?

You receive a survey drawing of your property showing the boundary lines, property corners found or set, and the improvements and features relevant to the scope of work. These may include the house, driveway, fences, walls, easements, encroachments, setback lines, and other visible site features.

A residential survey gives you a document you can rely on before building a fence, adding improvements, resolving a boundary question, or closing on a property.

Q: When should I contact a surveyor?

It is best to contact a surveyor before you make a decision that depends on the location of your property lines.

Q: Do I need a survey before building a fence, pool, or addition?

In most cases, yes. A survey is far less expensive than moving a fence, pool, wall, or addition after it has been built in the wrong place.

Before construction begins, we can locate or stake the boundary, identify setback concerns, and help you understand where the proposed work fits on the property. This is especially important on older lots, narrow lots, wooded lots, or properties where fences and occupation lines do not match the record boundary.

Q: Why do your land records matter for my property?

Georgia Land Surveying Company has been surveying properties in metro Atlanta since 1955. Over that time, we have built a large private archive of prior surveys, field notes, plats, and land records.

On older residential lots, the answer is not always found in one deed or one recorded plat. Prior survey evidence can be very important when fences, old monuments, deeds, subdivision plats, and occupation lines do not all agree.

Our archive often helps us understand the history of a property before we begin fieldwork, which can lead to a better-supported boundary opinion.

Q: My neighbor and I disagree about the property line. Can you help?

Yes. We can perform a boundary survey and retrace the property line using the physical evidence on the ground, recorded documents, prior surveys, and the history of the property.

A survey does not automatically settle every legal disagreement, but it gives everyone a factual starting point. Our goal is to identify the boundary based on survey evidence, explain what we found, and provide a clear drawing that can be used by the property owners, attorneys, or other professionals if needed.
