How much does a land survey cost?
It depends on a lot of different factors. For example, we take into account the size of the property we are surveying and what type of surveying work you need us to perform. Our minimum price for a residential survey is $750.
How long does it take to get a survey completed?
Most surveys can be completed and drawn within 7 business days. For an additional fee, we can have the survey rushed to you within 24 hours. Surveys may not be released without payment in full.
What do I need to give my mortgage company so they can determine if I need flood insurance?
To determine whether flood insurance is required, you will need to submit a FEMA flood elevation certificate to your mortgage company. This federal document is the final word in determining whether your property is in a flood hazard area.
How can I get it done cheaper?
I am hesitant to suggest that our prices are negotiable. They are not; however, there are factors that can reduce our time to survey the property, and I am more than happy to pass those savings on to the consumer.
Pull all the property records for the property that you have. It is helpful to have old surveys in hand. We are not going to copy the old survey but it will help us locate the property corners and research easements and deeds.
If you are not in a hurry for the survey let us know that when you request a quote. If you have an extra month or two to schedule the job that helps us. We can use your project to fill in gaps in our schedule. Most people order a survey and need it to meet a due diligence time window of 10 days. Again suggest it on the quote from that you have a month or two in exchange for the best possible price.
Wait until the winter to order your survey. Surveying is mainly a line of site operation, and if we are surveying a large tract of land that is heavily wooded it is much easier in the winter time.
Cut your grass. Seriously, some of the property I have to survey is so grown up and cluttered I have to cut a path just to walk through the yard. If you send me a picture of the yard and it is manicured, I will subconsciously lower my price.
Two for One. Talk to your neighbors and see if we can survey their property at the same time. If I can do two surveys that are next to each other I will have less travel time, less research time and more profit. I will pass that on to you and your neighbor.
